Irrigation Warranty

Repair Warranty:
Our repair warranty covers parts and labor for 90 days. If additional work is required after that period, the homeowner will be charged for the additional costs.
During the warranty period, if the homeowner, another contractor, or company other than Lone Star Property services performs work on the system, the warranty is considered null and void.
Please keep in mind that when a repair is made, the repair itself is considered complete. We do not warranty unrelated problems that can surface after we leave.

Installation Warranty – Brazos County:
Our installation warranty is for one year parts and labor inside Brazos County.
During the warranty period, if the homeowner, another contractor, or a company other than Lone Star Property Services performs work on the system, the warranty is considered null and void.

Installation Warranty – Outside Brazos County:
Our installation warranty covers parts and labor for 30 days outside of Brazos County. During the warranty period, one trip will be made to address any issues.
During the warranty period, the warranty is considered null and void if the homeowner, another contractor, or a company other than Lone Star Property Services performs work on the system.

Installation Warranty Restrictions:

  1. Any product supplied by the homeowner to us for installation will not be included in the warranty.
  2. This warranty applies to new installations only.
  3. This warranty applies only to the original purchaser and is not transferable.
  4. Fires, lightning strikes, and “Acts of God” are not covered under this warranty.
  5. This warranty applies only if Lone Star Property Services performs the winterization for above-ground backflow devices.
  6. No other company, contractor, or homeowner can perform said repairs or work on the system during the said period; otherwise, the warranty becomes null and void.
  7. Payment must be made at completion; otherwise, the warranty becomes null and void.
  8. If property lines are not marked out, the homeowner will be responsible for any extra costs associated with restoring irrigation components to the property.
  9. Any damages that happen from sod companies while laying sod or grading will incur an additional expense to the homeowner for repair.
  10. This warranty does not cover damage from lawnmowers or other equipment.
  11. The warranty covers parts and labor for defects from the installation. Modifications, head adjustments, programming, clogged nozzles, or any other typical maintenance are not covered under the warranty. A service call fee will be charged for services not covered under warranty.
  12. The warranty does not extend to pressure changes from the water source. All zones are tested for proper function at the time of installation and verified before the project is closed. Municipal water supply pressure increases may require pressure reducers, and zones may need adjustment if the water supplier reduces water flow or pressure. 

Landscaping Warranty

Limited Warranty:
Your landscape is accompanied by a 6-month limited warranty on the trees and shrubs installed and maintained by Lone Star Property Services(LSPS).
Newly installed landscape plants will suffer transplant shock, particularly during the hot summer months. Proper care is imperative to minimize stress. Upon installation or purchase, the owner is responsible for supplying the plant with sufficient water and fertilizer (as needed) during the growing season (May to October) to keep it healthy. Trees and shrubs are warranted for six months from the installation date and will be replaced once within the warranty period, should they die.
LSPS assumes no liability for replacing plants killed or damaged by animals, pests, insect infestation, residents, vandalism, abnormal weather conditions, or other conditions beyond our control.
This warranty shall be void and will not apply to any plants originally installed by LSPS, then subsequently repaired, adjusted, moved, or modified by an individual or other entity.

Annuals,  perennials, and ground covers are NOT covered under this or any other LSPS Warranty.

 

Required Plant Maintenance:
​Water, Water, Water! Your new plantings will need an inch of water per week for the first year. Monitor the plants after the first three weeks and apply additional water as necessary.  It is best to water early in the morning to prevent evaporation or rot if watered too late in the day. If you fail to water your plants, they will die. Our warranty does not cover a plant that has died due to drought. In the heat of summer, you may have to water daily. Don’t forget to keep watering during fall!  

Nutrients Your new plant may require fertilizer if you have poor soil. If you have sufficient water and they are still struggling, consider adding fertilizer suitable for the plant.

Drainage Warranty

Limited Warranty:
Your drainage system comes with a one-year limited warranty. We guarantee that it is installed correctly, as specified in the quote, with the proper slope for drainage.

Drainage is based on known information and estimates. All systems are designed for the typical precipitation rates and known information. We do not guarantee that any storm will not exceed the system’s temporary capacity. Brief periods of intense rainfall can overwhelm any gravity-based drain.

Drain boxes must be cleaned occasionally by the property owner to keep debris from blocking the pipes.

The property owner must inspect and clean sump pump drains at least quarterly to prevent debris from blocking the pump.

The soil around a newly installed drain may settle over time depending on the soil composition and moisture at time of installation. This warranty does not cover settling.

This warranty does not cover damage by lawnmowers.
