What Jetting Actually Does

The line is usually not broken. It is full.

Roots Cut Out

Feeder roots find a joint, get in, and keep growing until the pipe is a mat. Jetting cuts them back to the wall instead of pushing a hole through them.

Silt And Sludge Flushed

Years of fine sediment settle into the low spots and halve the pipe before anything blocks it outright. Water scours that out.

A snake makes a channel. Jetting cleans the whole inside diameter, which is the difference between draining again and draining again for long.

What to expect

Appointment time is an estimate. We will send a text message at least 30 minutes before arriving.
We need access to the drain outlets and to an outdoor water supply.
If the line turns out to be collapsed rather than blocked, we stop and quote the repair instead of billing hours against a pipe that cannot be cleared.

Yard drains do not announce themselves. The system moves water fine through ordinary rain for years while silt builds and roots work into the joints, and then one heavy Brazos Valley storm arrives, the line cannot take the volume, and the water comes up through the grate and sits against the house.

The tell is behavior in ordinary rain. An undersized system struggles only in a downpour; a blocked one backs up or drains slowly even in light rain, and often smells. We can usually tell you which it is on the phone.

Yes, and most of what we jet we did not install. We will also tell you plainly if the original run has no fall or discharges uphill, because that comes back every year regardless of how clean it is.
